Morgan Construction and Development officially adopted the title Design Build-Value Engineering Contractor in 1997. The Design Build-Value Engineered approach to new construction has grown in popularity. It provides time and cost savings as well as streamlined communications between clients and the design/construction team. A single contract exists between the owner, contractor and those providing other expert services such as the architect, drafters and engineers.
Morgan’s design team strives to continually provide the highest quality product in the least amount of time for the best possible price. The client is an integral part of this highly interactive design process which lasts two-to three days. Morgan’s team listens carefully as the client describes their vision and the objective of their facility. From these discussions, a floor plan design is created, and once approved, exterior elevations are developed. From the onset, the client’s budget is in the forefront as plans are designed. Value engineering is used in every aspect of design, sourcing the most cost-effective materials and construction.
With the fluctuation of material markets and pricing, Morgan keeps a constant vigil to determine which materials should be used along the timeline. Detailed construction specifications are then drafted for review by the owner, contractor, lender and appraiser. Morgan intentionally prepares construction specifications that allow the client to clearly understand every detail of their project. (Other companies use conventional specifications that are understood only by the architect, engineers or contractors.) Once the required engineering process is finalized, the plans are submitted for permits.
Morgan Construction and Development completes in 30-to-60 days what takes companies using conventional approaches 4-to-6 months to complete.
